STIMULUS NOW!! The federal government's expanded economic stimulus package can help you achieve your dream of home ownership. Here's how:

First-Time Home Buyers

The deadline for the $8,000 tax credit for first-time home buyers has been extended! If you haven't owned a home in the last three years, you may be eligible for this credit, which will dramatically reduce your federal income tax bill or increase your refund, dollar for dollar.

  • The credit is not a loan and does not have to be repaid if you remain in your home for at least three years.
  • NEW! The credit can be claimed by individuals with income up to $125,000 and couples with income up to $225,000.
  • FHA loan limits have been increased, and FHA loans require only a 3.5% down payment, which makes it easier to afford your new Shea home.

Repeat Home Buyers

A new tax credit for qualified move-up/repeat homebuyers is now available! If you've resided in your home consecutively for at least 5 of the last 8 years, you may be eligible for this credit.

  • The credit is not a loan and does not have to be repaid if you remain in your home for at least three years.
  • The credit can be claimed by individuals with income up to $125,000 and couples with income of up to $225,000.
  • Repeat home buyers purchases of homes priced up to $800,000 will qualify for the credit.

These are limited-time programs. Both the first time buyer $8,000 tax credit and the repeat buyer $6,500 tax credit only apply to homes purchased before April 30, 2010. So don't wait. Act now and let Uncle Sam put you in a beautiful new Shea home.
