Your “Dream Home Must-Have” list. It’s the first thing you do when looking to purchase a home. It’s your guiding light to know which homes you want to research more and which you’ll schedule tours of. And, while it’s an essential part of home-shopping, it’s difficult to ensure that houses on the market check every box on your list – not to mention all the boxes on your significant other’s list. Instead of negotiating which items to sacrifice, consider personalizing your dream home so that each feature you deem important is built with your lifestyle in mind. By checking each of your “must-haves” off your list while personalizing your home, you’ll ensure you’re not met with the nagging thought of having to start a demo to rebuild your dream kitchen or bath – we’ve all heard horror stories of friends going days without a working shower or needing to wash dishes in the bathroom sink.

So, if you’re ready to start creating your new home building must-have list, start by thinking through the following.

Home Size
While an empty nest may be on the horizon (or already here), consider if you’re actually looking to downsize the space in your home. While some dream of downsizing into a smaller home, built for everyday needs, others look forward to owning a large space built for housing various hobby rooms and lots of open guest beds for visiting family and friends (a perfect opportunity to add a casita!).

Trilogy Home models, for instance, range in square footage from approximately 1,210 – 3,897 depending on the community. That’s quite the difference in livable space and depending on your needs, there’s probably the “just right” fit for you in that range. To determine what size home may be the right fit for you, start by thinking of your current home’s sizes pros and cons. Are you finding yourself desiring more room for entertaining or wishing you had fewer rooms to decorate and dust? From there, you can start honing in on the relative size home models that may interest you. Consider scheduling an appointment or on-site visit, to walk through a few different sized homes to get a feel for what would fit your needs.

Floorplan & Home Layout
Once you know what size home you’re looking for, consider the floorplan and layout that would best suit your lifestyle. Here at Shea and Trilogy, we tend to ask: are you Entertainment-Centric, Outdoor-Centric or Kitchen-Centric? If you gravitate towards one of these terms, a Shea 3D home may be right for you. With homes designed with your passions in mind, you’ll have a home floorplan that supports what’s important to you – whether it’s easily sweeping from the kitchen to living space while hosting, stepping seamlessly through your large doors to your backyard, or having a large kitchen island to support your culinary habits.

Not sure what floorplan you’d like most? While nothing quite compares to a model walkthrough, you can always explore community floorplan options and see how each would fit your furniture by using the “floorplan viewer” on any model listed on our website.

Community Amenities
While the desirable home sizes and layouts may be found in multiple locations, a community that just feels “right” is often difficult to find. However, if you put pen to paper and begin thinking of what type of community amenities, assets and adventures are most desirable to you, you’ll likely quickly be able to narrow down where you want to live next. You may want to look for a community with the following amenities:

  • Golf Course
  • Clubhouse & Restaurant
  • Conversation Areas
  • Classes & Clubs

Interior Style & Options
While a spa-like soaking tub may be a must-have feature, don’t forget to think of things that you may overlook at first as “mundane”. Things like window dressingsflooringcountertop materials and fixture styles will all have a bigger impact on the look and feel of your home than you may think. While the aesthetic of the materials is important, don’t forget about how you will use each. A cooking aficionado may want to opt for high quality kitchen countertops more than those who serially order-in. If you have pets, a scratch resistant floor is a must.

Outdoor Space

If you’ve already determined an Outdoor-Centric home is right for you, you know you want your own personal outdoor space! But, if you’re still a little unsure, consider other outdoor features that you may find important.
