Since the start of the Houston Division in 2013, Shea Homes® Houston has built houses in over a dozen communities throughout the greater Houston area. Some homebuyers may wonder why we build in one place and not another. Our division president and land department offer insight into the process of choosing locations.
Houston is the most populous city in Texas and the fourth largest city in the United States. As such, it has experienced significant growth over the years. It is expected to continue growing.

Shea Homes Houston builds in a given area for many reasons, including but not limited to:

  • Particularly favorable growth rate in terms of population, infrastructure, and economy
  • The local schools provide quality education
  • Residents are close to employment, commerce, and commuting corridors.

You may have noticed Shea Homes Houston’s references to master-planned communities. Master-planned communities are organized in a way that strives to enrich the surrounding area and typically include amenities for residents. While a Shea-built home would be great in just about any location, we prefer to give our homebuyers access to the resources, activities, and lifestyle that are often associated with being in a master-planned community.

Shea Homes Houston has even developed some of its own master-planned communities. The first, Del Bello Lakes, opened in Manvel in 2020. Our earliest residents of Evergreen in Conroe are projected to move into their homes in 2023. More Shea Homes Houston communities are also planned for the future, such as Woodhavyn in The Woodlands/Tomball area.

Of course, not all of our homes are built in Shea communities, so we carefully consider each opportunity before deciding to build there. The right developer offers value to both homebuyers and Shea Homes. We trust the developers we work with to build quality master-planned communities, so that we can be proud to include the Shea Homes name.
