CULPEPER, Va. — Nationally recognized developer Shea Homes® and its Trilogy® brand are pioneering a new upscale “boutique” concept for 55+ communities at its upcoming ThreeOaks™ enclave in Virginia, offering an elevated experience in a smaller, more intimate setting. After the company's market research showed that many potential residents preferred smaller communities, Shea Homes started developing ThreeOaks in Culpeper. Featuring about 268 homes ranging from ~1,829 to 3,149 square feet, the community offers a more compact footprint than traditional 55+ neighborhoods, with pricing beginning in the low $500,000s.
“Since active adult communities began decades ago, they’ve grown larger over time, but we’re seeing that for some, a more upscale, intimate community may be better for them,” said Jason King, general manager for Shea Homes in Virginia. “Communities like ThreeOaks will still have the similiar premium amenities, such as a clubhouse and exercise facilities, but they have a more close-knit, neighborly feel.”
In an independent study, more than half of Shea’s potential buyers said they would prefer to live in a community with resort-style amenities, such as a clubhouse, but within a more intimate setting. As a result, most of its new boutique communities feature fewer than 550 homes. That’s much smaller than the average size of Shea Homes’ 55+ communities, such as Trilogy at Lake Frederick in Virginia, which has 1,100 residences.
In response to this demand, Shea Homes launched the Trilogy brand and several new upscale boutique communities around the nation, including ThreeOaks™ in Culpeper, Va.; Ridgecrest™ in Peoria, Ariz.; Verterra™ in Bonney Lake, Wash.; Nevina™ in Paso Robles Wine Country, Calif.; and Converde™ in Conroe, Texas.
Like Trilogy’s other active-adult communities, ThreeOaks will feature premium amenities, such as pickleball courts, a gym, and a clubhouse with a casual restaurant and bar, all on a more intimate scale. Because of its boutique size, it requires less acreage and can be situated closer to the city’s existing attractions. This, in turn, allows builders to move more quickly, enabling residents to enjoy amenities sooner.
“Traditional active adult communities aren’t going away, but we expect to see more upscale boutique offerings such as ThreeOaks in the future,” added King.
